1. Springs, Rollers, Cables, and Tracks

Visually inspect the springs, rollers, cables and tracks for any sign of wear or damage. Cables should appear taut and with no fraying. Springs should be one continuous coil with no breaks or gaps. All rollers should be able to travel freely inside the tracks. Tracks should be free of any obstructions. Springs and cables are under extreme pressure, as they take most of the weight of the door. Only a professional should attempt cable or spring repair or replacement.

2. Lubrication

This step is the easiest way to keep your garage door running smoothly and quietly. We recommend using a spray lubricant on all moving parts of your door, avoiding any plastic parts. Manufacturer recommendations can vary, and most garage door manuals will offer specific guideline for your garage door or opener.

3. Garage Door Balance

Garage doors can be quite hefty, with some tipping the scales at hundreds of pounds. All garage doors have a spring system to counter-balance that weight and make it functional. To check for proper balance, start with the garage door in the closed position. Disengage the opener by pulling the emergency release. You should then be able to easily lift your garage door. If it’s difficult or heavy to lift, your garage door opener could be receiving unnecessary wear and tear. We recommend scheduling a service call as soon as it’s convenient if yours feels heavy.

Amarr offers a warranty on both the parts/hardware and the finish of the garage doors. A 15 year, 25 year or lifetime warranty (depending on the model) covers the paint finish, and a 1, 2, or 3 year warranty on the hardware is provided by the manufacturer. • Garage Door Opener Drive Types

Most garage door opener manufacturers offer several different drive types on their openers. Chain, screw, and belt driven openers being the most common types, although there are more varieties available. Typically, chain drive openers are the least expensive, followed by the screw drive and belt drive openers.

• Basic 1/3 HP Model Garage Door Openers

The least expensive openers are in this category. 1/3 HP garage door openers are typically installed for use with smaller, lighter garage doors. Most manufacturers offer different drive types (for example, a chain or belt driven opener), along with a 1/3, 1/2, or 3/4 HP motor. Typically, most companies will offer a chain driven, 1/3 HP garage door opener as the basic model. Other drive types, belt or screw drive, are usually a step up in price from a chain drive model with the same strength motor.

• 1/2 HP and 3/4 HP Garage Door Openers

For home owners with a 2 car wide garage door, or heavier wooden doors, a stronger motor is a must have. The same options are usually available, with these types of openers offering chain, belt, and screw driven units. A typical, premium priced, opener will usually be a 3/4 HP, belt driven variety. 1/2 and 3/4 HP models will usually offer better motor and hardware warranties than the 1/3 HP models. • Opener Accessories

With the wide range of options available in opener accessories, it bears mentioning that all the bells and whistles can have an impact on price. Some options available include battery backups, upgraded remotes and keypads, and even devices that remember to shut your door for you.

• Basic Steel and Wood

Basic Steel

Most garage doors installed today fall under this least expensive category. Manufacturers will generally offer a non-insulated steel garage door as their base model. 25 gauge steel is typically used, although some “builder’s grade” doors can be thinner (remember, the smaller the number, the thicker the metal). Basic steel doors usually have a raised panel effect with a wood grain design pressed into the steel.

Basic Wood

Basic wooden garage doors are only slightly more expensive than their steel cousins. These are made from pine and composite materials. The construction of these doors gives them a recessed panel effect.

Depending on what options are added, the “basic model’s” cost can add up quickly, but the least expensive garage door will usually be of this type. Different levels of insulation (with or without steel covering the inside of the door), and decorative widows are a commonly purchased upgrade.

• Steel Carriage Style Garage Doors, Composite, and Wood

Steel Carriage Style

Made to look like a old-time carriage house door, these steel garage doors are becoming more affordable as their popularity continues to grow. They are usually a step up from the basic doors, and tend to have warranties and qualities that reflect that price difference. Just as before, options, such as insulation and windows, can be added to these doors.

Raised Panel

The next step up in wood doors would be to move to an insulated, composite model. Insulation is sandwiched between the composite front and back. These will still have a woodgrain texture, and can have windows, as well. Sometimes a wooden, raised panel garage door can be in this middle price range, as well.

• Custom Doors

Custom

It’s not really fair to say a custom door can cost more than the last set of doors. The variety of materials available for building really makes these doors versatile in more ways than one, including price. They’re a great way to add some curb appeal to your home, but they do tend to be more expensive than a basic steel or wood.

• Vinyl and other specialty materials

See-Through

These garage doors have been around for awhile, but their high cost seems to deter most customers. They are scratch, dent, and fade resistant, and have extensive warranties. Most of these will be insulated, and will have an exterior similar to how a raised panel steel door looks. Some garage door manufacturers have begun selling “green” garage doors, made from recycled materials. Even ornamental iron doors are available. Glass, or see through, doors are also available. This last category will always be a little pricier than the others.

The following instructions are for programming a Genie garage door opener intellicode remote. If you have an older model Genie opener you may need to follow a slightly different procedure.  These instructions should also allow you to clear all the programming codes from your opener. Clearing the codes from the opener’s receiver is the only way to disable a lost remote.

Make sure to keep everyone, including pets, out of the path of the garage door when programming a remote or keypad.

1. Locate the “learn” button on the opener. The location of the learn button is dependant upon the model opener. It can typically be found under the light cover. The learn button will have a small indicator light next to it.
2. Press and release the learn button
3. Press and release the button on the remote.
4. Press and release the button on the remote once again.

That’s it. The remote should be able to operate the opener at this point. Repeat these steps for any additional remotes or buttons you may wish to program.

To clear all existing codes from the receiver:

1. Press and hold the learn button on the opener for 10 seconds, or until the indicator light goes out.

Clearing the codes will erase all programming from the receiver. This feature is useful if  a remote has been lost, or if you wish to disable any old remotes or keypads. After clearing the codes,  remotes or keypads will need reprogramming.

Many of our Atlanta area customers have come to us for advice on programming remotes and keypads. We’ll always be happy to answer any questions or help with any problems,  but the following steps will allow you to re-program after changing the batteries, or clear all the old codes and start over. The steps for programming your opener’s remote and keyless entry can vary for different models and brands. Many openers will allow for programming from the wall button, as well as from the opener.

Method #1 – With a step ladder to reach the opener. You’ll need to locate the “Learn” button on the opener, under the light cover. It’s usually a square button with a tiny LED next to it.

Both methods described here simply add to the codes already in use for the opener. In order to clear all the old codes from previous remotes/keypads you’ll need to press and hold the Learn button for about 6 seconds. The indicator light next to the Learn button will go out. Then follow the directions below to re-program any remotes or keypads to be used.

Method #1 – With a step ladder to reach the opener.

There are three basic steps when programming a remote:

1. Press and release the “Learn” button on the opener.

2. Press and HOLD the button on the remote

3. Wait for the light bulbs in the opener to flash, and release the remote’s button. If there are no light bulbs on the opener, you should hear one or two clicks.

Programming a keyless entry is basically the same as a remote. We just need to enter the PIN before pressing Enter on the keyless entry/keypad.

1. Press and release the Learn button on the opener

2. Enter your desired 4-digit PIN, and HOLD Enter.

3. Wait for the light bulbs on the opener to flash, and release the Enter button. If there are no light bulbs on the opener, you should hear one or two clicks.

Method #2 – With Multi-Function Door Control

Since both of these methods require the use of a ladder to reach the Learn button, LiftMaster has provided an alternative way to program remotes using the keyless entry and the wall button. In order to use this method, you must have two people and a multi-function wall button (one that allows you to turn the opener lights off and on).

1. Enter your 4-digit PIN into your keyless entry, and HOLD Enter.

2. The second person will press and hold the Light button on the wall button.

3. While still holding the buttons, press and hold the remote’s button until the opener lights flash. If there are no light bulbs on the opener, you’ll hear one or two clicks.

Even the smallest and lightest of steel garage doors weigh in at about 100 pounds. Others are heavier, depending on the size, type of material used, different types of glass, etc. In order to make it operable by hand, or by an opener, it needs a counter balance system. That’s where the garage door springs come in. They provide the force necessary to make such a heavy object functional. There are two types commonly used in residential settings: torsion and extension.

Torsion Spring

Torsion springs are usually installed on larger or heavier garage doors. Most models wide enough for two cars will commonly have this type of spring. They’re found on the wall above the opening, and look like a long metal coil. Most people barely notice them until one breaks, and everything becomes too heavy to lift. When it has broken, you’ll see the separation in the coils. You’ll need professional service for this type of garage door spring repair. The counter balance system is under extreme tension, and can cause injury or death. For that reason, homeowners should never attempt to adjust or repair any of it’s components. Additionally, forcing the opener to pull too much weight can damage the opener, and the top panel of the garage door.

Extension springs are usually found on smaller garage doors that are wide enough for only one car. These can be found nearly parallel to the tracks near the ceiling, one on each side. Many times, the extension type will relax to the point that they need replacement, instead of actually breaking. When this happens you can usually see repeated gaps in the coils, and you may consider having the garage door springs serviced or replaced. Extension systems, while more inexpensive to install and maintain than torsion, are not suitable for installation on models wide enough for two cars due to the lack of balance. Torsion systems use the shaft, along with the drums and cables, to provide equal amounts of lift on each side of the door. Extension springs are independent of each other, and require proper tension to ensure level operation of the garage door. One advantage of having extension, is the ease of replacement. Local hardware stores typically carry them, and a do it yourself job is possible for those who are mechanically inclined. Don’t forget to use caution, as the extension counter balance system is also under extreme pressure, and can cause injury or death.
